Overview
We have a diverse range of properties from rooms in shared houses to five-bedroom properties, which means that we can cater for professional/working individuals, couples and small families. We try our very best to meet the needs of each tenant individually to make you feel more at home.
Location
We have properties in Norwich, Great Yarmouth, Watton and surrounding areas. All our properties are located within walking distance of the respective local amenities and shops.
Furniture/Contents
All properties come fully furnished, but should you specifically want an unfurnished property we will be more than happy to discuss the arrangements with you.
Safety Concerns
Should anything go wrong during the tenancy or in case of emergency use our non-stop telephone number manned twenty-four hours a day. We also have dedicated maintenance workers, who will do their best to ensure that any safety issues are attended to straight away.

If you are interested in viewing any of our properties, feel free to contact us on and we will be able to provide you with details of all the accommodation we have available that will suit your needs. If you have a particular property in mind we can advise you whether or not the property is still available, and answer any further questions you may have regarding tenancy contracts and other requirements.
Rent & Deposits
The deposits we require will be equal to two weeks rent. It can be paid either by standing order , cash or cheque on the signing of the tenancy agreement. All deposits are held for the duration of the tenancy contract and are fully refundable once the contract has ended, provided that the tenancy contract has been adhered to.
For the majority of our properties the rent is payable on a monthly basis, either on the first of each month or every four weeks, but we can also accept weekly rent payments by arrangement. Standing Order forms will be provided to all tenants, and these should be returned to us as soon as possible after the contract has been signed. Payments made by cheque or cash should be sent/brought into our office on a regular basis. However, where there are special circumstances we should be able to arrange for your rent payments to be collected.
Contracts & Paperwork
The tenancy contract offered is an Assured Shorthold Tenancy, which is generally taken out for a minimum of six months. After the initial six month period, the contract will continue to be legally binding on a monthly basis until we receive the relevant written notice stating that you will be vacating the property. We also offer ‘share type accommodation’ based on room-to-room basis.
Other Information
The rent charges for the majority of our properties normally include some, if not all bills. However, where the bills are not included we recommend that when you move into the property you contact all relevant suppliers and supply them with your details and a meter reading if applicable. With regards to other facilities such as internet access and cable television, we are happy for tenants to arrange for these facilities to be installed as long as we receive notification. However, in accordance with the tenancy contract tenants will be solely liable for these facilities. Finally, we also offer an inexpensive contents insurance scheme that insures both your belongings and the existing contents of the property against accidental damage. This often stops you losing your security deposit. i.e. damage to carpets or wooden flooring etc.
